LHA Tenants - good or bad?

I'm starting this blog to generate discussion within the membership about LHA tenants.

I've been taking LHA for 10 years and have built up a great relationship with the local council. I recently had a fantastic meeting with Richard Jones from Ilkeston Property Management who manages a huge number of professional and LHA tenants and has a similar relationship with his local council. We both believe that LHA tenants are the way forward as more and more working people loose their jobs & homes.

Richard & I both learnt the hard way, by making mistakes with our own properties, we have a huge amount of very specific LHA knowledge, this is the information that the council will never tell you up front, its learnt through years of talking to the council staff, their supervisors and management, in many cases its learnt after the fact.

Do you accept LHA, do you have some good experiences or bad ones - share them with us. Or do you refuse to accept them, can you explain why, have you had a bad experince, is it the fear of the unknown or due to the bad press they have received?

Is the digital switchover affecting you?

As an incentive to let my houses to students this year, I offered a flat screen TV for the house if they signed up before the end of March. Needless to say everyone signed up early. The TV's were purchased and installed but I had forgotten about the digital switchover and have now had to upgrade 9 aeriels. Lucky for me that I was put in touch with Tony Anderson who offered me a great price and quick and efficient service. My students are all moved in and delighted with their houses and TVs!
